Over twelve months, you will work toward building and operating a focused land-deal system in one primary market.

That means developing a repeatable process to:

  • Identify smaller lists of genuinely motivated landowners
  • Research both the seller and the property
  • Complete practical land due diligence
  • Calculate and present informed offers
  • Follow up consistently
  • Build relationships with local buyers

The goal is to know what to do next when a real seller, property or deal is sitting in front of you.

Your First 90 Days

During your first 90 days, you will work through the Land Deal Activation Plan.

Phase One: Choose Your Market

You will evaluate and select a primary county using population, transaction activity, land inventory, available county data and local buyer demand.

Phase Two: Build Your Seller Pipeline

You will select an appropriate motivated-seller niche, build your initial list and prepare your first outreach campaign.

Phase Three: Make Offers

You will begin researching seller situations, evaluating properties, speaking with owners and making informed offers.

Phase Four: Build the Exit

You will begin developing your buyer pipeline through builders, real estate agents, neighboring owners, investors and local marketing channels.

The exact pace will depend on your available time, resources, market and willingness to complete the work.
