How much is my lot worth? Most land deals go sideways on that number.

You've got a lot. Maybe you own it, maybe it's under contract. Somebody tells you it's worth $10,000. A website says $40,000. The county records say something else.

Then you list it, and it sits. Or you assign it, and you can't find buyers for your land before your window closes.

I've flipped a lot of vacant land, and the deals that hurt me were the ones where I didn't check the flood zone, the access or the land comps first. That's why my team built this report.

Lot Check: answer these three honestly

  1. Where is your lot?Do you know the APN and county?
  2. What are you asking, or what are you about to offer?
  3. Do you have comps to back up that price?

If you hesitated on number 3, this report is for you.

Vacant land report FAQ

What is included in a vacant land report?

Each report is 5 to 9 pages on one vacant parcel: a land value range with a confidence score, land comps and active listings, three ready offers, flood zone, wetlands, access and buildability checks, title, tax and lien checks, risk flags, up to 5 verified local buyers, adjacent owners and links to the county records.

What is an APN and how do I find it?

An APN (Assessor's Parcel Number) is the ID number the county gives your parcel. You can find it with an APN lookup on the county property appraiser or assessor website, on your property tax bill or on your deed.

How do I read an APN?

An APN is a string of numbers, sometimes with dashes or letters, that usually points to the map book, page and parcel in the county system. The format changes from county to county, so just copy it exactly as it appears on the county record, tax bill or deed.

What county information do you need?

We need the county name and the state the parcel sits in, for example Polk County, Florida. Together with the APN, that lets us pull the right county records.

How do I know what my vacant lot is worth?

Look at what similar vacant land nearby actually sold for, then adjust for size, access, flood zone and buildability. That's exactly what this report does for you, so you get a value range instead of a guess.

What are land comps?

Land comps are recent sales of similar vacant lots near yours. We pull sold land from county deed records and also show active listings you'd be competing with.

Does the report check flood zone and wetlands?

Yes. Every report checks the FEMA flood zone and wetlands, plus road frontage, landlocked status, slope and septic notes.

Who are the local buyers in the report?

They are up to 5 verified people or companies who buy land in that area, with their contact info, plus the adjacent owners, who are often the best buyer for a lot. Contact info comes from public and third-party sources, so follow all calling, texting and do-not-call rules.

Is this an appraisal?

No. It's a valuation and due diligence report built from public records and third-party data. It is not an appraisal or legal, tax or financial advice; for an appraisal, hire a licensed appraiser.

How do I order and submit my parcel?

Choose how many reports you want and pay at checkout. After you pay, you're taken to a page where you enter your APN and county along with your name, email and phone.

How is the report delivered?

Your report is emailed to you as a PDF once our team has run your parcel.

What if I have more than one parcel?

Get the 3-Report Pack or the 25 Reports in 30 Days pack. After checkout you enter each parcel's APN and county on the intake page, and each report covers one parcel.

Which counties does the report cover?

It's built for vacant land in US counties with online public records. Each report in a pack can be in a different county.

What is the 25-report pack?

It's 25 full reports for $497, about $20 a report, for active wholesalers and builders. All 25 must be used within 30 days of purchase, and unused reports don't roll over. The 1-report and 3-Report Pack have no time limit.
