I've been active in real estate for over 30 years. I previously owned a Nationwide Real Estate Appraisal Company and completed over 7,000 monthly appraisals with 65 employees. Eight years ago, I was seeking another opportunity and started listening to many podcasts including those on vacant land. 
I discovered it was a niche where I could buy and sell property anywhere in the United States. I also discovered that this niche was less competitive and the transactions were completed substantially quicker. 
I also realized that the sellers were much more motivated as many saw their vacant land as a liability. When I purchase land, we don’t do anything to it and no repairs are required. Most land is owned free and clear; as a result, there are typically no lenders or mortgages involved. 
Another benefit is that no employees are required. However, the business is easily scalable. 

 

Many of our sellers live out of state; have inherited the property, while others are delinquent on their taxes, or may have code enforcement liens. So when I was fixing flipping houses, I didn't do any of the repairs myself. As I found I was not handy.

One of our key advantages in the land flipping industry is that we have become exceptional at data. Our experience has enabled us to target sellers who need to sell and buyers who help us sell properties very quickly. 

I also installed a garage door opener, and the garage door went up halfway one time. 

The only tools I have are three little screwdrivers. Thank goodness! Gotta love land! 

I have closed over 250 deals and we are continuously closing more.
